The Renters Rights Act 2025
​
The Government have announced that the new tenancy regime under this Act will come into force on the 1st May 2026
​​
Section 31 of Chapter 2 of the Act, which is the section which makes it clear that Long Residential Leases cannot be assured tenancies (i.e the section which will avoid the need for a Deed of Variation) comes into force on the 27 December 2025
​
After that date there should no longer need to be a Deed of Variation to resolve the Housing Act issue
​

Judicial Review in relation to the Leasehold and Freehold Reform Act 2024
​
Some of the Freeholders involved in the Judicial Review have applied for permission to appeal the decision (at the time of preparing this Newsletter, no such permission has yet been granted)
​
The Judicial Review concluded that the provisions of the Act were lawful
​
If permission to appeal is granted (and after that there could be further appeals to the Supreme Court and beyond) then that will inevitably lead to serious delays in further Leasehold Reform

The draft Leasehold and Commonhold Reform Bill
​
The Government has previously stated that this would be published by the end of 2025, but no sign of it yet!
